The AVA frequently receives notices and reports of proposed developments and plans. Members of the Board take a careful look at all of them. Most are found to have little to no effect on our neighborhoods. A few require watching and commenting over months or years. We are currently paying attention to; the hilltop land on Colfax presently owned by Lakewood Housing Authority, management of access and vegetation along agricultural ditches, traffic and speed analysis & enforcement on city & county streets, the vacant lots on Youngfield, and zoning ordinance revisions and interpretation. While local governments require developers to notify certain property owners of proposed plans, we believe such notice occurs much too late in the process, only after a developer has made a significant investment. Consequently, we try to provide valuable information as early as we detect a planning effort.
